A new build with us covers the whole job: town planning and building permits, soil classification and engineered slab design, site works, frame and roof, lock-up, fit-off and handover. One team stays accountable from the first site meeting to the final defects inspection.

Most of our new home builds are knockdown rebuilds on established blocks in Essendon, Ascot Vale and Balwyn, where the street is already set and the house has to sit properly in it. We price the ground before we price the house, so site costs sit inside the fixed price instead of arriving later as a variation.

Multi-dwelling sites, townhouses and dual occupancies where programme and cost control matter as much as the build itself. This is where we do our most valuable work for developers and for owners unlocking a block they already hold.

We are used to staged construction, shared stormwater and sewer, separated services and metering, body corporate establishment, and the staged occupancy permits that let an early dwelling settle while the rest are still being finished. On a construction loan, that sequencing is the difference between a project that makes its margin and one that gives it back in interest.

Typical sites run from a two dwelling dual occupancy through to small townhouse developments. If you are weighing up whether a block in Kew, Hawthorn or Balwyn stacks up, we will cost the build honestly against what the front dwelling would realistically sell for before anyone commits.

High-end residential work where the detailing is the point, natural stone, custom joinery, full-height glazing and finishes that only look effortless because they were set out properly from the slab.

Details drawn to two or three millimetres do not survive standard residential tolerances, so the tolerance has to be built into the structure rather than corrected at the finish. We keep the same carpenters and the same plasterer across the whole build; consistency of hand matters more than headcount on work like this.

These projects usually come with an architect and an interior designer already engaged, and our job is to protect the design through procurement and sequencing. That means selecting and numbering stone off site, ordering long-lead glazing and joinery before lock-up, and reviewing every critical junction before the trade starts.

Renovating around an existing structure takes more planning, not less. We price a demolition and investigation stage up front rather than carrying a vague contingency, so the structure can be opened, the engineer can get through, and the remaining work can be re-priced against what is actually there. Where owners want to stay living in the front of the house, we plan for it properly: sealed temporary walls, a temporary kitchen before demolition starts, and loud trades scheduled around the household.

We also take on the smaller carpentry and maintenance work our clients ask for. Doors, decking, built-in joinery, a single room reworked. It is rarely the reason someone calls us, but if we have built your home we would rather look after it than hand you to someone else.

Essendon

Essendon and Essendon West are knockdown rebuild territory, established streets, older housing stock on blocks worth rebuilding on, and neighbours on both sides throughout demolition. We handle the protection works, the traffic plan and the older services that are rarely where the plan says they are. Our Pearl Street dual occupancy is a short walk from Essendon West shops.

Balwyn

New developments and luxury homes

Balwyn and Balwyn North carry some of the strongest land values in the east, which makes them the suburbs where multi-dwelling developments and high-end single homes both stack up. We build townhouse developments and luxury residences here, and we are comfortable with the staged programmes a construction loan on a Balwyn site usually demands.

Kew

Renovations and heritage-sensitive work

Much of Kew sits under a heritage overlay, so the work is rear extensions and full internal renovations that leave the streetscape untouched. That means period restoration trades who match cornice, skirtings and joinery rather than approximating them, and a demolition and investigation stage priced before the walls come off.

Hawthorn

Hawthorn and Hawthorn East mix tight period blocks with architect-designed rebuilds. Both put pressure on set-out and access: narrow sites with nowhere to lay materials down, and detailing drawn to tolerances standard residential framing does not naturally hold. We sequence hard and book deliveries to the hour.

Ascot Vale

Ascot Vale is single-fronted weatherboards and Edwardian homes on long, narrow blocks, the classic rear extension brief. Most of these builds happen around a family who would rather not pay rent on top of a mortgage, so we plan the occupied-site logistics properly rather than discovering them.
